Did you know about the Balloon World Cup? They just had the finals a few days ago, and Peru won.
All I could think of while watching this game was, "Why didn't I know about this sport? I'm in the wrong career." I could have spent all these years playing with balloons. Growing up I was always bad at sports. Who knew there was a sport made just for me, and I didn't know about it. I could have been an athlete. Imagine a career playing with balloons, making money, bringing pride to your country, and becoming famous worldwide.
Seriously though, there are careers that are so easy to do, YouTubers that play video games for a living, reality stars that simply film themselves having fun, having a life. Why didn't I think of those things? This is what thinking outside the box is all about. I'm too traditional. All I knew growing up was that I had to get a good education and then get a good job because that was what the society told me to do, what my family expected of me. I have always been proud of myself for thinking outside the box at my job, but looking back I didn't have an ounce of "outside the box" thinking in my life. I have a traditional job, live in a traditional house, and lead a traditional life.
And now, after this post, I'm going to go back to live my life just like before because we all want to change for the better, but few actually do. We are who we are.

2021.10.20 01:03 Inevitable-Radio-542 Puzzle: J has Valuable Property that is at Risk of Being Foreclosed On...

And S comes along and offers to help J by bringing the mortgage current in exchange for collecting rent for the property over a set term. After set term, J will receive back his property and even will get a small cut of the monthly rent throughout the term.
J refuses to sign a document S presents titled "Master Agreement". J says he will be willing to look over and sign the "Master Agreement" once the mortgage is current. S and J come to a verbal agreement instead
S moves T into the property as a tenant but presents the property to T as a rent-to-own, collecting a huge down payment and huge monthly payments for the property.
3 months pass and S did not bring the mortgage current as promised. Meanwhile, T is acting as though he now owns the property and begins doing serious damage to it while adapting it to his needs.
J expresses concerns to S over the mortgage not being brought current as promised, S assures J that he will soon have it paid
Then J tries to get T to stop devaluing the property and learns that T has been "sold" the property by S. Then, T goes to jail and 2 months pass with no word from him while his rent goes unpaid and S has still not brought the mortgage current.
J waits until 1 week before he is scheduled to lose his property and gives up on S's promises to bring the mortgage current. J spends 3 days reaching out to more than 300 firms and sources a cash buyer for the property that is willing to accept the property as-is and the sale will yield $40,000 (rather than roughly $60-100k prior to T's damages).
J files an eviction on T through the courts and then notifies S via email that because he has failed to perform and there is only a week left to bring the mortgage current, so the agreement is off, and J has found a buyer and wishes to part ways.
S tries talking J out of making the sale but J doesn't budge.
With only 3 days before the state auctions off the property, J meets with the cash buyer V at the title company. After several hours the title company informs J and V that they cannot insure the sale because the day prior, a deed was filed on the property granting a company owned by S on title as a "Joint Tenant". The county had allowed S to file a warranty deed with J's forged signature and no notary.
Cash buyer V walks. J isn't knowledgeable about real estate and title laws and doesn't understand at the time what S did and confronts him to get him to undo it. S refuses and claims they had an agreement and the property is now half his. He tells J that he's willing to let it go to auction so that J gets nothing. However, if J agrees to file bankruptcy, his attorney will handle it free of charge and can exempt the property from bankruptcy - meaning that J will avoid foreclosure and make way more money in the long run, if he trusts S to do what he does best (make money off real estate).
J then tries to get the bank and the county to postpone the foreclosure auction date, explaining the circumstances, and both refuse. J then calls the district attorney, the attorney general, 3 police stations, and the county clerk about the situation, and every single one of them redirects J to call the other.
J meets with S, recognizing he has no other moves. S convinces J that he saved him from a bad deal, making J believe he is a very experienced property flipper who knows way more than J about the process and will make J so much more money now. The promises S makes include specific money paid monthly, coordinating a new house for J, a huge equity payout every 3 months etc..
J reminds S that he never wanted to sell the property and was only doing so because J had put his faith in S's promises to bring the mortgage current instead of pursuing other solutions and S had failed which put J in a position where selling was his only option. S claims the mortgage debt is too high now and the house must be sold and he has a buyer lined up.
J agrees to the bankruptcy strategy but is concerned that S is conning him so begins to keep a record of every interaction saving emails, texts and recording some meetings.
New buyer B has an existing business relationship with S, having purchased another home from S in the recent past and looks into deal. B requests that J be present with S when he comes to inspect it.
J and S meet with B and answer all of his questions and goes through the damage T did to the property and shares the insurance claim's list of repairs with S and B that have yet to be done but are paid for via a check being held by the bank.
J is upfront with B, telling him that he does not want to sell his property but feels forced to, but is realistic and only wants everyone involved to prosper and no one to get screwed with, so if B is able to fulfill his end of the sale terms S is making, and J gets paid his equity, then J is alright with it because he has to be.
B and S put together a Rent to Own contract, S again accepts a large down payment and huge monthly payments. B moves onto property. J finishes out Bankruptcy.
S has paid J half the monthly rent B is paying, but keeping all of the equity payments made by B. J is paid equity only one time to help J purchase a business, S charges J a $3,000 fee for cashing out equity before S has been reimbursed for the mortgage debt being brought current that he is "saving up for".
8 months pass and the mortgage debt is finally brought current but at quadruple the amount when S first met J.
J is busy growing the business he bought and is very relieved to be out of foreclosure and deeply grateful to S, attributing credit to him for things finally going positive in life and even extends S an opportunity to invest in the expansion of the business that J has a vision for but cannot yet afford.
After the bankruptcy is completed, S dangles another equity check of about $4k to J and promises to invest in the business but insists a "Master Agreement" must be signed first. J hesitates when he sees that S has put on the agreement that it is a "re-signing" of an earlier agreement that never existed. S eventually convinces J to sign anyway, because J needs that $4k and the arrears has been paid and his business is going well, so he agrees to sign - but J puts the current date on the signature page and not the "original" date.
In another meeting to discuss S's investment into the business, S presents another document claiming over $50,000 in expenses S has spent that he needs to be reimbursed for before J can get any further equity payments. J is completely sold that S is his mentor and they are about to make a lot of money together with S's investment into J's business. Agrees to "whatever S needs" and signs away.
J only receives half rent checks and empty promises that J relies on while putting things in place to expand his business, even putting himself in serious financial trouble once S fails to follow through and leaving J holding the bag, scarring J's reputation in an industry he made a big successful splash in.
J gets upset that S has done this to him and S acts insulted and then claims he wants no further part of the business, is then hard to get ahold of, and will not answer questions about equity payments. Continues sending J rent checks every month that J now desperately needs because he is in a bad spot relying on S to come through.
Out of the blue the insurance check of $20k comes to J in the mail and knowing he has gotten screwed by S and in need of his equity for the business situation, J cashes the check and uses the money to continue treading water.
About 6 months pass and B contacts J to tell him the rent-to-own agreement has been fulfilled and asks J to sign the property over to B. J refuses, telling B he has not been paid by S for the property. B informs J that not only has he paid S in full, but he also was the one who paid to get the mortgage current and not S.
J gets served with a complaint filed by S for J's property in which relief is sought for J to sign over the property to B and reimburse S for his legal expenses.
J finally gets a hold of S and tells S he will sign over the house when S pays him. S says they should meet up so he can pay J the final payment. J demands to know how much S thinks that should be and S says $6,000. J hangs up and hires an attorney to fight the case.
J's attorney files an answer and then B files as an intervenor to quiet title, alleging fraud against J and S and asking for the court to quiet title.
A 3-way litigation ensues. J has over 5,400 documents, many texts and emails and recorded conversations that prove S's fraud that forced J's hand to sell the property he didn't want to sell. J's attorney presents almost none of it, sure that the "Master Agreement" is unenforceable.
S presents exhibits of bogus checks and spreadsheets claiming equity paid to J that was never paid.
At a jury trial, both S and J's attorney's hammer on the fact that J was a distressed owner and desperate to get out of foreclosure, insinuating that J was sour that B had fulfilled the agreement and simply refused to sign because J didn't want to lose the property - and that his claims about there being no original signed agreement and the fraud S did to force J's compliance was just an attempt to weasel out of the deal.
J's attorney plays right into this strategy by appealing to the jury for sympathy because J was in a desperate situation and trusted S. Despite numerous protests by J, his attorney fails to introduce several exhibits that prove the fraud and the duress and inducement by S.
The jury finds J guilty of defrauding B and orders J to pay B $100,000 for the repairs B alleges J promised to make (the insurance repairs) to the property but never did.
The judge decides upon the enforceability of the contract and the title status of the house separately.
1.5 years later the judge delivers a verdict and awards B title in full and orders that S pay half of B's legal costs and that J pay S's legal costs and half of B's.
J's attorney has tallied up over $100,000 in legal expenses, sending J updates to the bill periodically. and tells J to just "let it go" because no one's going to come after J to collect, including himself, and says he doesn't think this case qualifies for rule 59 relief and says he doesn't do appellate work and leaves it at that.
J just learned he has until tomorrow to file a post-judgment motion pro-se to not only preserve things he doesn't quite understand for an appeal, but also to address his many concerns about the case, the injustices, and the way he has been completely screwed. And all of this to a court that views J as a deadbeat loser scumbag that tried to weasel out of a deal backed up by a jury of his peers who concluded the same.
J has lost everything because of S and is presently homeless, penniless, jobless, and alone. He cannot afford an attorney and is on his own to turn this around.
Some men turn to violence at times like this. Some direct it inward and end their own lives at times like this. J wants to remedy his misfortune the right way as an American citizen who is a victim of a crime peacefully and in a way that sees justice done.

In 2 days, he's leaving his dog- who he hates leaving for even 8 hours a day because the dog is 14 years old with health issues- and flying from NY to see me in MO...
And THEN he tells me today that he hates flying... absolutely hates everything about traveling on airplanes! Take off, landing, everything. 😬😳
And as bad as that makes me feel, it also tells me how amazing he really is- to put himself through those things because I'm just not in a position to make the trip to him at the moment.
How did I get so lucky to have this kind of person fall into my lap out of nowhere? And what could I possibly do to show him how much it means to me?
I don't really have anyone to share this with, as the situation is a bit complicated and we have kind of kept this relationship to ourselves until we know it's really going somewhere... so just thought I'd share my thoughts here and see if anyone else can relate, or if they have any ideas on a special way I could express my appreciation (beyond some of the more obvious ways 😏😁) Treat/ gift for his dog? Something to make his return fight less torturous? Lol
